STAGING THE EMPTY PROPERTY

I pull from my own large inventory of new & current furniture and accessories, or obtain additional pieces as necessary. (See gallery page for a sampling of the quality items used.)

After viewing the property, I will give you a quote specific to your project.  Costs for staging vary depending on the needs of a house and the inventory used.   The goal is to allow buyers to see a space as it could be lived in and that the staging has the intended impact on the sale of the property.  

We can formulate a plan that fits the needs of the property while staying within what you are comfortable investing in the sale.  

There is no charge to formulate a quote of options for staging the unoccupied home.  


STAGING THE OCCUPIED HOME

Staging the occupied home

Home Staging is not a "one size fits all!"   For the occupied home, there are many affordable options that can assist you in preparing your home for sale.  These services can be used together or separately:

1.  CONSULT - A walk through the interior and exterior of your property making verbal recommendations along with their priority, and leaving you with written notes regarding those recommendations.  This may include recommendation of repairs, cleaning, reducing items in the home, furniture placement &/or curb appeal.  You choose which items you are comfortable proceeding with on your own, or with my assistance.
  
2.  PHYSICAL STAGING/STYLING SERVICES - Adjusting the placement of your own furniture and accessories where needed to maximize the appeal of each room, and ensure better listing photos.  This is charged at a flat 1/2 day (4-5hr) or full day (8-9 hr) and can be scheduled to do with or without your assistance.  

3.  UPDATING/ RESTYLING - Adding to, or changing out some of your current accessories to give the home a newer, fresher, welcoming feel.  This can be done from my inventory, by shopping for you, or by giving you online recommendations that you can shop for yourself.  It is sometimes possible to rent items from my inventory for a small fee if they will not be getting direct use (upholstered items excluded).   

The goal of staging is to maximize the overall first impression of a buyer and allow them to visualize living in the home without immediate work to do themselves.  Proper placement of the furniture and accessories will also result in better photos of your property.  Your online listing is the biggest open house you will ever have!
